Pinnacle Real Estate Advisors Arranges Sale of Single Tenant Family Dollar Property in Nebraska
Pinnacle Real Estate Advisors, LLC is pleased to announce the Wright-Johnson National Net Lease Investment Sales Team has completed the sale of a single tenant net lease Family Dollar property located at 1412 East Overland in Scottsbluff, NE for $702,700.
Zach Wright and Jeff Johnson of Pinnacle Real Estate Advisors represented the purchaser in the transaction; a Denver-based private real estate investor. The seller was a Los Angeles-based family partnership.
The 9,100 square foot Family Dollar was constructed in 2006 and is strategically located along East Overland which is the area’s primary east-west thoroughfare. Scottsbluff is the largest city in the Nebraska Panhandle. There are over 23,000 people living within a three mile radius of the property. Retailers in the surrounding area include Target, Menards, Hobby Lobby, AMC, Staples and NAPA Auto Parts.
There are approximately four years remaining on the Family Dollar lease. Family Dollar previously executed an early lease extension evidencing their commitment to this location. This store has a proven and successful operating history. Family Dollar operates over 8,000 stores and is a subsidiary of Dollar Tree which is a publicly traded company (NASDAQ: DLTR) with a market capitalization in excess of $25 billion.
