Pinnacle Real Estate Advisors Closes $1.77M Sale of Value-Add Retail Center in Centennial, CO
Pinnacle Real Estate Advisors, LLC is proud to announce the successful sale of a retail strip center located at 5730 E Otero Avenue in Centennial, Colorado. The 11,004 square-foot, 8-unit property traded hands for $1,770,000.
The transaction was facilitated by Kyle Moyer, Associate Advisor; Cody Stambaugh, Senior Advisor; and Elizabeth Morgan, Vice President at Pinnacle Real Estate Advisors, who acted as transaction brokers for the seller, M&M Holdings, LLC, and the buyer, KGN Investments, LLC.
At the time of sale, the center was approximately 50% vacant, with several tenants operating under modified gross leases and an atypical layout that included a non-traditional office component. These factors—combined with a tight debt market—presented clear challenges in conveying the asset’s long-term potential.
“This was a true value-add opportunity, but one that required vision and creative problem-solving,” said Moyer. “It wasn’t a plug-and-play deal, and we worked closely with both parties to help them see the upside.”
In conjunction with the sale, the Pinnacle team also secured a new lease with Scalp Therapy, LLC for a 1,424-square-foot space. As part of the lease-up strategy, the team successfully converted the lease structure from an expense-stop modified gross to a true NNN lease, enhancing the property’s long-term income profile.
