Pinnacle Real Estate Advisors, LLC (“Pinnacle”) is pleased to announce the sale of the former Columbine Hills Church property located at 9700 Old Coal Mine Ave. in Littleton, CO. Tom Mathews, Vice President, represented the Seller, Colorado District of the Nazarene, in the transaction.

The Church originally listed the property with Pinnacle back in January of 2018. Although the Church’s building was 28,533 square feet, the total property size was 10.77 acres. From the outset, it was clear that the property’s highest and best use was redevelopment. The initial buyer was a national development company seeking to redevelop the property for senior housing. Unfortunately, this buyer lost a key project manager within the company and let the contract go before they completed any significant entitlement. We then contracted with a prominent national home builder. The home builder was able to get the Church’s property rezoned for single-family residential redevelopment in June 2020, but did not resolve the outstanding cell tower leases or receive Site Improvement Plan approval from Jefferson County.

In October 2021, the Church entered into a contract with a development company, Coal Mine Investors LLC (“CMI”). CMI was able to establish a metro district for the redevelopment, receive Jefferson County approval for site improvement plan and subdivision, and replat of the property. The new name for the redevelopment is Westend Ridge, consisting of 102 single-family residential lots. Finally, CMI was able to complete a reconfiguration agreement and a new lease with the Church’s cell tower company. In June 2025, CMI assigned its contract to Dream Finders Homes. Dream Finders paid $4,900,000 for the property and closed on June 20, 2025 – a mere seven years and five months after the Church started down the path to sell their property.
