Cornerstone Church Sells to Ambleside School –

For years, Ambleside School leased a portion of Highlands Baptist Church property in Centennial.  They were eager to buy their own property rather than lease and have room to expand.  Tom was engaged by Ambleside in May 2023.  Although Tom pursued numerous relocation opportunities for the School, their first choice was the Cornerstone Community Church property located at 9941 Lone Tree Pkwy. in Lone Tree.  Initially, Cornerstone was not interested to sell but then pursued an opportunity to merge with Cherry Hills Community Church.  Tom had a previous relationship with the senior pastor at Cornerstone.  Subsequently, he converted to a Transaction Broker when we went under contract in October 2023.  We learned well into the contract that Ambleside needed a rezone for a school to be an allowable use under the Church’s zoning.  Lone Tree City Council granted the rezone on 8/6/2024 and then Ambleside closed on 8/9/2024 for $9,000,000.  The property consists of an approximate 53,170 square foot building on 7.39 acres.
