Pinnacle Announces Sale of 16,775 SF Church in Denver

The 1801 S. Federal Blvd. property is a 16,775 square foot church building on 1.23 acre site. The Seller was a for-profit entity that bought the property out of bankruptcy in 2015. Shortly after purchase, they leased to the Universal Church. Although Tom originally made contact with ownership in the fall of 2019, we agreed to list the property and place it on the market in February 2020 – a month before the COVID lockdowns. Because of the property’s E-MX-3 zoning and size of 1.23 acres, there was serious interest from commercial redevelopment buyers. When one such contract terminated, the lessee stepped up and offered to purchase the property. We went under contact with the Universal Church in May 2021 and we closed on 8/18/21 for $1,750,000.
