Pinnacle Real Estate Advisors, LLC proudly announces the successful signing of a new tenant for the 2,160 square foot retail property situated at 1338 15th Street in Denver, Colorado. Acting on behalf of the landlord, Peter Sengelmann, Vice President, facilitated the agreement.

This marks the tenant’s second establishment, complementing their original location adjacent to The University of Denver on South University Boulevard. The new space will serve as a showroom dedicated to vintage and modern clothing.

Peter Sengelmann, Vice President at Pinnacle Real Estate Advisors, expressed, “We had the property for sale or lease, but the property owner’s goal was to find a tenant for the space. We found a few different options for both sale and lease. Ultimately, what helped make the deal work is a grant program the city offered in 2023. This program was offered to tenants with existing locations in metro Denver to help with tenant improvement allowance money to open new locations in downtown. One of the requirements was they needed to have a signed lease by the end of the year. We got a lease signed 12/31/23,” stated Peter Sengelmann, Vice President with Pinnacle Real Estate Advisors.
