We listed for sale The Worship Center, 14650 Chambers Rd., Brighton in January, 2018.  The property consisted of a 6,064 SF church building along with a mobile home trailer and two sheds.  We were able to get above full-price for the property because the seller was willing to sell some of their furniture, fixtures and equipment (“FF&E”) to the church buyer.  Once under contract, we learned that although our client had paid off their mortgage, the lender’s deed of trust had never been released.  We were able to market the property, find a qualified church buyer, negotiate the value for the seller’s FF&E and resolve the unreleased deed of trust in time to close on April 5, 2018 for $707,500.00.
