Church Replats and Sells Surplus Land
New Hope Bible Church, 8761 Huron St., Thornton had an approximate western two acres of their property that was vacant and unused. The city of Thornton had repeatedly expressed interest in buying the Church’s surplus property to turn into a small city park. The Church contacted Tom in 2018 to seek his counsel and service. Although the city’s appraised value came in at $416,000, Tom was able to argue on behalf of the Church that due to its size, location, access and commercial zoning, the market value was considerably higher. Further, Tom recommended to the Church and worked seamlessly with a real estate attorney that was able to review the city’s contract and oversee the replat process. The western portion of the Church’s property was re-platted to a 2.3 acre site and we closed with the city of Thornton on July 30, 2019 for $575,000; $159,000 more than the city’s appraised value.
